Abstract

การประมาณราคาเป็นขั้นตอนหนึ่งที่สำคัญของโครงการก่อสร้าง แต่แนวทางการประมาณราคางานอาคารโดยทั่วไปนั้น ไม่สามารถนำมาใช้ในประมาณงานบูรณะอาคารได้อย่างเหมาะสม เพราะขั้นตอนการทำงานของงานบูรณะอาคารแตกต่างจากการก่อสร้างทั่วไป ดังนั้นการวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาและนำเสนอแนวทางในการวัดปริมาณงานบูรณะอาคาร อันประกอบด้วยการแบ่งรายการงานสำหรับงานการบูรณะอาคาร การวัดปริมาณงานและหน่วยที่ใช้ในการวัด รวมถึงขอบเขตการคิดราคาต่อหน่วย โดยมีขอบเขตเฉพาะงานสถาปัตยกรรม ซึ่งได้แก่ งานหลังคา งานฝ้าเพดาน งานตกแต่งพื้น งานก่อผนัง งานผนังแผ่นยิปซั่ม งานผนังไม้ งานตกแต่งผิวผนัง งานประตู-หน้าต่าง และงานทาสี โดยวิธีดำเนินการวิจัยแบ่งออกเป็น 2 ขั้นตอนคือ ขั้นตอนที่หนึ่งเป็นสร้างแนวทางการวัดปริมาณงานเพื่อใช้สำหรับประมาณราคางานบูรณะอาคารเบื้องต้น โดยพิจารณาจากปัจจัยที่ทำให้งานบูรณะอาคารแตกต่างจากงานก่อสร้างทั่วไป ซึ่งปัจจัยเหล่านี้ได้จากการสำรวจขั้นตอนและวิธีการบูรณะอาคารจากหน้างานบูรณะอาคาร และขั้นตอนที่สองเป็นการวิเคราะห์ความเหมาะสมของแนวทางการวัดปริมาณงานบูรณะ ด้วยเทคนิควิธีแบบเดลฟายโดยใช้ความคิดเห็นจากผู้เชี่ยวชาญ 3 รอบ โดยมีผู้เชี่ยวชาญเข้าร่วมการวิเคราะห์ทั้งสิ้น 21 ราย แล้วนำผลการวิเคราะห์ที่ได้มาตรวจสอบความถูกต้องเหมาะสมอีกครั้งโดยกลุ่มผู้ทรงคุณวุฒิจำนวน 3 ราย และนำมาสรุปเป็นแนวทางการวัดปริมาณงานบูรณะอาคาร จากผลการวิจัยพบว่ามีปัจจัยที่ทำให้งานบูรณะอาคารแตกต่างจากงานก่อสร้างทั่วไป ซึ่งแนวทางการวัดปริมาณงานบูรณะอาคารที่ได้จากการวิจัยนี้นั้น สามารถสะท้อนถึงปัจจัยที่แตกต่างกันระหว่างงานบูรณะอาคารและงานก่อสร้างทั่วไปได้เป็นอย่างดี และพบว่าผู้เชี่ยวชาญส่วนใหญ่มีความคิดเห็นต่อแนวทางการวัดปริมาณงานบูรณะอาคารเป็นไปในแนวทางเดียวกัน รวมทั้งเมื่อนำแนวทางดังกล่าวมาตรวจสอบความถูกต้องเหมาะสมโดยใช้ผู้ทรงคุณวุฒิพบว่ามีถึง 180 รายการที่ผู้ทรงคุณวุฒิเห็นด้วยกับแนวทางการวัดปริมาณงานบูรณะอาคารที่นำเสนอจากทั้งสิ้น 194 รายการ โดยมีเพียง 14 รายการที่ผู้ทรงคุณวุฒิไม่เห็นด้วย

Other Abstract (Other language abstract of ETD)

Cost estimation is an important part in construction project. However, cost estimating procedures in general construction are inappropriate to apply them for renovation works because of its different construction methods. The objectives of this research are to study and propose the guidelines of quantity measurement for cost estimation of building renovation works. The scope of this research is limited in architectural works such as roofing, ceiling, floor decorating, block wall and gypsum wall, wall decorating, doors and windows, and painting. The research methodologies are divided into 2 steps. The first step is to develop the guidelines of quantity measurement for cost estimation of building renovation works by using different factors between general construction works and renovation works. These factors were collected from building renovation site surveying. The second step is to analyze appropriate of guidelines of quantity measurement for building renovation works by using experts' opinion in 3 rounds following Delphi technique and also validate the results by professionalsB opinion. The results of this research present that the guidelines of quantity measurement for cost estimation of building renovation works could present the different factors between general construction works and renovation works. In experts' opinion, almost all of them agreed with these guidelines. The results of validation show that 180 items of guidelines of quantity measurement were agreed by professionals. However, only 14 items were disagreed.
