Abstract
บริษัท แสนสิริ จำกัด (มหาชน) ริเริ่มนำเทคโนโลยีมาพัฒนาโครงการที่อยู่อาศัยตั้งแต่ในปี 2560 ซึ่งเน้นการใช้เทคโนโลยีในโครงการคอนโดมิเนียมเพื่อส่งเสริมการอยู่อาศัยให้ดียิ่งขึ้น งานวิจัยนี้มุ่งศึกษารูปแบบอุปกรณ์เทคโนโลยีที่ติดตั้งในคอนโดมิเนียมของบริษัท แสนสิริ ในกรุงเทพมหานคร ศึกษาคอนโดมิเนียมที่แตกต่างกัน 4 ระดับราคา โดยรวบรวมข้อมูลแนวคิดการพัฒนาที่อยู่อาศัยของบริษัท แสนสิริ จำกัด(มหาชน) จากการศึกษากลยุทธ์ทางการตลาดและการสัมภาษณ์ผู้ประกอบการ จำนวน 3 ท่าน ศึกษาอุปกรณ์เทคโนโลยีที่ติดตั้งในคอนโดมิเนียม จากการค้นคว้าทางเว็บไซต์กับการสัมภาษณ์นิติบุคคลในโครงการ และศึกษาพฤติกรรมการใช้งานอุปกรณ์เทคโนโลยีของผู้อยู่อาศัยในคอนโดมิเนียมทั้ง 4 ระดับราคา ด้วยการสัมภาษณ์แบบมีโครงสร้างจากผู้อยู่อาศัย 229 ตัวอย่าง เพื่อวิเคราะห์ผลเปรียบเทียบความความแตกต่างในโครงการกรณีศึกษาทั้ง 4 โครงการ ผลการวิจัยพบว่า 1) อุปกรณ์เทคโนโลยีในคอนโดมิเนียมของ บริษัท แสนสิริ มีทั้งหมด 3 ประเภท คือ ประเภทความปลอดภัย ประเภทสนับสนุนการดำเนินชีวิต เป็นอุปกรณ์เทคโนโลยีพื้นฐานที่มีการติดตั้งในโครงการทุกระดับราคา เช่น ระบบคีย์การ์ดเข้า-ออกและแท่นชาร์จรถไฟฟ้า และ ประเภทการจัดการพลังงานและทรัพยากรที่ติดตั้งเฉพาะโครงการระดับหรูราขึ้นไป ทั้งนี้พบว่า โครงการระดับหรูหราพิเศษติดตั้งอุปกรณ์ด้านความปลอดภัยสำหรับมากที่สุด มีสัดส่วนอุปกรณ์สำหรับรักษาความปลอดภัย 1.56 เครื่องต่อห้อง และ ติดตั้งอุปกรณ์ในห้องพัก 2 เครื่องต่อห้อง ขณะที่โครงการระดับหรูหรา ติดตั้งอุปกรณ์สนับสนุนการดำเนินชีวิตมากที่สุด ติดตั้งอุปกรณ์ทั้งหมด 13 เครื่องและ ติดตั้งในหน่วยพัก 1เครื่องต่อห้อง 2) พฤติกรรมการใช้งานเทคโนโลยีของผู้อยู่อาศัยทั้ง 4 โครงการ มีความถี่ในการใช้งานอุปกรณ์ด้านความปลอดภัยเป็นประจำ(ค่าเฉลี่ย 3.28-4.41) ขณะที่ไม่ค่อยมีการใช้งานอุปกรณ์ด้านสนับสนุนการดำเนินชีวิต(ค่าเฉลี่ย 1.61-2.10) ทั้งนี้ผู้อยู่อาศัยมีความพึงพอใจในอุปกรณ์ด้านความปลอดภัยในระดับมาก(ค่าเฉลี่ย 3.73-4.06) ขณะที่ความพึงพอใจอุปกรณ์ด้านสนับสนุนการดำเนินชีวิตในระดับน้อย(ค่าเฉลี่ย 2.93-3.21) ซึ่งผู้อยู่อาศัยส่วนใหญ่พบปัญหาอุปกรณ์ไม่ทำงาน อุปกรณ์ทำงานล่าช้า มีความซับซ้อนในการใช้งาน และอุปกรณ์ไม่เพียงพอในโครงการที่มีหน่วยพักมาก 3) ความแตกต่างในพฤติกรรมการใช้งานเทคโนโลยีพบว่า ผู้อยู่อาศัยอายุ31-50ปี มีความถี่และความพึงพอใจในการใช้อุปกรณ์ด้านความปลอดภัยมากที่สุด ขณะที่ผู้อยู่อาศัยอายุ 21-30ปี และผู้เช่าอาศัยในโครงการที่มีหน่วยพักมาก มีความถี่และความพึงพอใจในการใช้อุปกรณ์สนับสนุนการดำเนินชีวิตมากที่สุด งานวิจัยแสดงให้เห็นถึงการติดตั้งอุปกรณ์เทคโนโลยีและพฤติกรรมการใช้งานของผู้อยู่อาศัยในคอนโดมิเนียมในระดับราคาที่แตกต่างกัน เพื่อเป็นประโยชน์ต่อผู้ประกอบการในการพัฒนาโครงการคอนโดมิเนียมที่ติดตั้งอุปกรณ์เทคโนโลยีส่งเสริมการอยู่อาศัยโดยมีความคุ้มค่าและตอบโจทย์แก่ผู้อยู่อาศัยต่อไป

Sansiri Public Company Limited(Sansiri PLC.) has been using technology to develop residential projects since 2017 with the aim of integrating technology into condominiums to support better living. This research aimed to study the technology devices integrated with the condominiums of Sansiri in Bangkok. The study considered 4 different segments: collecting data on housing development of Sansiri PLC; studying marketing strategies and interviewing 3 entrepreneurs; studying the technology devices integrated with the condominium via the website and interviewing a condominium juristic person; and studying dwellers’ behavior using technology devices in 4 condominiums by having structured interviews with a sample of 226 dwellers to analyze and compare the differences in the 4 case study projects. The research revealed the following. 1) The technology integrated with the condominiums of Sansiri PLC. consists of 3 technology devices, namely security, safety and lifestyle support, which are standard technology devices integrated within all segments of condominiums, such as an access keycard and EV Charger. However, energy and consumption management have only been integrated in luxury and super-luxury condominiums, which means that Super Luxury condominiums have the greatest number of integrated security and safety devices. There is a proportion of 1.56 devices per room and 2 integrated devices per room. The greatest number of integrated lifestyle support devices per room in a luxury condominium is 13 devices with 1 integrated device per room. 2) Dwellers’ behavior using technology devices in 4 condominiums shows that there is frequent use of security devices (average 3.28-4.41), while lifestyle support devices are rarely used (average 1.61-2.10). In this regard, dwellers are satisfied with the security devices to a high level (average 3.73-4.06), while they were satisfied with the lifestyle support devices to a medium level (average 2.93-3.21). Most dwellers have found problems with devices not working or facing delays, being complicated to use, or not having enough devices in a condominium that has a large number of units. 3) The difference in usage behavior of the technology shows that dwellers aged 31-50 years have the highest frequency of satisfaction with the use of safety devices while dwellers aged 21-30 years and tenants who live in large units of condominiums have the highest frequency and satisfaction in using lifestyle support devices. The research revealed the integration of technology devices and usage for dwellers’ behavior in condominiums for different segments. This research is useful in the development of condominium projects that are equipped with technology to encourage living, which is worth supporting the lifestyle of dwellers.
