Abstract
ในปัจจุบันความต้องการในการเช่าพื้นที่อาคารสำนักงานมีแนวโน้มน้อยลง เนื่องจากสภาพเศรษฐกิจและนโยบายขององค์กรต่างๆ ที่เปลี่ยนไป ดังนั้นธุรกิจอสังหาริมทรัพย์เพื่อการพาณิชยกรรมจึงต้องหาเครื่องมือที่สามารถช่วยในการวิเคราะห์และตัดสินใจในการดำเนินธุรกิจที่น่าเชื่อถือและรวดเร็ว เพื่อให้ได้เปรียบในการแข่งขันในตลาด ดังนั้นโครงการ “คลังข้อมูลและระบบสนับสนุนการตัดสินใจของธุรกิจอสังหาริมทรัพย์เพื่อการพาณิชยกรรม” จึงถูกพัฒนาขึ้นเพื่อตอบสนองต่อความต้องการของผู้บริหารในการสนับสนุนการตัดสินใจ ซึ่งประกอบด้วย 5 ระบบหลัก ได้แก่ ระบบวิเคราะห์รายได้และกำไรขั้นต้น ระบบวิเคราะห์ต้นทุนจากการให้เช่าและบริการ ระบบวิเคราะห์ลูกหนี้การค้า ระบบวิเคราะห์งบประมาณการก่อสร้าง และระบบวิเคราะห์ความพึงพอใจของผู้เช่า ซึ่งพัฒนาขึ้นบนระบบจัดการฐานข้อมูล Microsoft SQL Server Version 2019 และใช้เครื่องมือของโปรแกรม Tableau 2022.3 ระบบนี้พัฒนาขึ้นเพื่อช่วยให้ผู้บริหารมองเห็นภาพรวมและผลประกอบการของแต่ละโครงการอสังหาริมทรัพย์เพื่อการพาณิชยกรรม อีกทั้งข้อมูลยังเป็นประโยชน์อย่างยิ่งต่อผู้บริหารในการวางแผนและกำหนดกลยุทธ์ในการบริหารโครงการอสังหาริมทรัพย์เพื่อการพาณิชยกรรมประกอบไปด้วยการกำหนดอัตราเช่าที่เหมาะสม ควบคุมต้นทุน ลดค่าใช้จ่าย เพื่อให้องค์กรสามารถดำเนินธุรกิจได้ดีขึ้น ตลอดจนสามารถปรับตัวให้เท่าทันกับสถานการณ์และสภาพแวดล้อมที่เปลี่ยนแปลงไปอย่างรวดเร็ว และยังคงรักษาความสามารถในการแข่งขันในตลาดได้อีกด้วย
Other Abstract (Other language abstract of ETD)
At present, the demand for office space rental is decreasing. Due to changing economy and corporate policies, the commercial real estate business needs to find tools that can help in analyzing and making decisions to run a reliable and deliverable business to gain competitive advantages in the market. Then Data Warehouse and Decision Support System of Commercial Real Estate Business was developed to respond the needs of executives in decision support. It consists of 5 main systems, namely Revenue and Gross Profit Analysis System, Cost of Rental and Services Analysis System, Accounts Receivable Analysis System, Budget Construction Analysis System and Lessee Satisfaction Analysis System. The system is developed based on Microsoft SQL Server Version 2019 and Tableau 2022.3. This system was developed to help executives get an overview and performance of each commercial real estate project. In addition, the information will be useful to executives in planning and formulating strategies for managing commercial real estate projects, including setting the appropriate rental rates, controlling costs, and reducing expenses, so that the organization can operate its business well and able to adapt to the rapidly changing situation and environment, and maintain the ability to compete in the market as well.
