Abstract
งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาสถานการณ์ ตำแหน่งที่ตั้ง การกระจุกตัว และลักษณะทางกายภาพของที่พักขนาดเล็กสำหรับนักท่องเที่ยว และศึกษารูปแบบการบริหารจัดการ ตลอดจนปัญหาและปัจจัยที่มีผลต่อการพัฒนาที่พักขนาดเล็กสำหรับนักท่องเที่ยว ในการวิเคราะห์แนวโน้มและข้อจัดกัดในการส่งเสริมการพัฒนาที่พักขนาดเล็กสำหรับนักท่องเที่ยว ซึ่งการเก็บข้อมูลซึ่งแบ่งประเภทของที่พักขนาดเล็กสำหรับนักท่องเที่ยวเป็น 3 ประเภท คือ โฮสเทล เกสเฮาส์ และบูทีค โฮเทล ดำเนินการโดยการสำรวจภาคสนามและจดบันทึกข้อมูลอาคารที่ใช้ดำเนินกิจการที่พักขนาดเล็กสำหรับนักท่องเที่ยว และการสัมภาษณ์ผู้ประกอบการที่พักขนาดเล็กสำหรับนักท่องเที่ยวแบบเชิงลึก และนำข้อมูลมาวิเคราะห์ โดยนำผลการวิเคราะห์ข้อมูลเชิงกายภาพ และผลการสัมภาษณ์ผู้ประกอบการที่พักในพื้นที่มาผ่านกระบวนวิธีการวิเคราะห์ศักยภาพของพื้นที่ ผลการวิเคราะห์ข้อมูลเชิงกายภาพ พบว่า ปัจจัยเรื่องการตั้งอยู่ใกล้ถนนสายหลัก การตั้งอยู่ใกล้แหล่งชุมชน และการตั้งอยู่ใกล้ร้านค้าชุมชน มีผลต่อการพัฒนาที่พักขนาดเล็กสำหรับนักท่องเที่ยว ในขณะที่ผลการวิเคราะห์ข้อมูลเชิงกายภาพของที่พักประเภทโฮสเทล พบว่า ปัจจัยการตั้งอยู่ใกล้แหล่งชุมชน มีผลต่อการพัฒนาโฮสเทล ผลการวิเคราะห์ข้อมูลเชิงกายภาพของที่พักประเภทเกสเฮาส์ พบว่า ปัจจัยการตั้งอยู่ใกล้ร้านค้าชุมชน มีผลต่อการพัฒนาเกสเฮาส์ และ ผลการวิเคราะห์ข้อมูลเชิงกายภาพของที่พักประเภทบูทีค โฮเทล พบว่า ปัจจัยการตั้งอยู่ใกล้ถนนสายหลัก การตั้งอยู่ใกล้แหล่งชุมชน และการตั้งอยู่ใกล้สถานีรถไฟฟ้าในอนาคต ที่มีผลต่อการพัฒนา ในขณะที่ผู้ประกอบการเห็นว่าปัจจัยที่มีผลมากที่สุด คือ ปัจจัยการตั้งอยู่ใกล้แหล่งท่องเที่ยว รองลงมา คือ การตั้งใกล้จุดให้บริการขนส่งสาธารณะ การตั้งอยู่ใกล้ร้านค้าชุมชน การตั้งอยู่ในพื้นที่ที่มีความปลอดภัย และการตั้งใกล้แหล่งชุมชน ข้อมูลดังกล่าวทำให้สามารถคาดการณ์ถึงพื้นที่ในกรุงรัตนโกสินทร์และพื้นที่ต่อเนื่องฯ บริเวณแขวงชนะสงคราม แขวงตลาดยอด แขวงวัดบวรนิเวศ แขวงศาลเจ้าพ่อเสือ และแขวงสำราญราษฎร์ ที่มีแนวโน้มเกิดการพัฒนาของที่พักขนาดเล็กสำหรับนักท่องเที่ยวในอนาคต
Other Abstract (Other language abstract of ETD)
This research aims to study the situation. location, agglomeration, physical characteristics of small tourists accommodation and management as well as problems and factors affecting the development of small tourist accommodations. The analyzing opportunities and limitations in promoting the development of small tourist accommodations. The data collection, which is classified into 3 types of tourist accommodation includes Hostel, Guest house and Boutique hotel. The data collected by field surveys and records of buildings and also using in-depth interview to owner of small tourist accommodations. The study combined spatial data and result of tourist accommodation owner in-depth interview to Potential Surface Analysis (PSA). The results of physical data analysis found that the factors of main road, community and community shop affected to small tourist accommodations. While the community factor affected to hostel developing, the community shops factor affected to guest house developing and the main road, community and subway factors affected to boutique hotel developing. Meanwhile most accommodation owners replied tourist attraction, public transport, crime spots, community shop and community were affecting to decision location such as Chana Songkhram, Talat Yod, Bowon Niwet, San Chaopho Suea and Samran Rat.These results will estimate the small tourist accommodation development in the Rattanakosin area.
