Abstract

การศึกษา ในครั้งนี้มีจุดมุ่งหมายเพื่อศึกษา ลักษณะการใช้ที่ดิน เนื่องจากการพัฒนาอุตสาหกรรมตามแนวถนนเศรษฐกิจ 1 เพื่อให้เกิดความรู้ความเข้าใจถึง รูปแบบการพัฒนาอุตสาหกรรมตามแนวถนน และปัจจัยที่มีอิทธิพลต่อการขยายตัว ตลอดจน ผลกระทบต่าง ๆ ที่เกิดขึ้น จากการศึกษาพบว่า อุตสาหกรรมตามแนวถนนเศรษฐกิจ 1 จะเป็นการพัฒนาของอุตสาหกรรมที่เกิดขึ้นอย่างต่อเนื่องบริเวณริมฝั่งถนนสายหลักที่เชื่อมต่อระหว่างกรุงเทพมหานคร และ ชุมชนอ้อมน้อยลกระทุ่มแบน และปัจจัยที่กระตุ้นให้เกิดการขยายตัวในลักษณะดังกล่าวประกอบด้วย 1. ความสะดวกในกรคมนาคมขนส่ง 2. ใกล้กรุงเทพมหานครซึ่งเป็นแหล่งตลาดสำคัญของประเทศ 3. ความพร้อมของระบบสาธารณูปโภค สาธารณูปการเฉพาะบริเวณริมฝั่งถนนจะมีมากกว่าพื้นที่ส่วนอื่น 4. การกระจุกตัวหนาแน่นของอุตสาหกรรมทำให้เกิดความสัมพันธ์ทางการผลิตระหว่างอุตสาหกรรม ปัจจัยดังกล่าวทำให้อุตสาหกรรมแผ่ขยายลุกลามอย่างหนาแน่นโดยเฉพาะบริเวณริมฝั่งถนนเศรษฐกิจ 1 และจะกระจายออกสู่พื้นที่ด้านในของทั้งสองฝั่งต่อไปนี้ เมื่อ พื้นที่บริเวณริมฝั่งถนนมีขีดจำกัดมากขึ้น ได้แก่ พื้นที่จำกัด ราคาที่ดินสูงขึ้น และพื้นที่ว่างด้านในมีระบบสาธารณูปโภค สาธารณูปการที่พร้อมมากขึ้น ทำให้พื้นที่ว่างและบริเวณเกษตรกรรมถูกเปลี่ยนเป็น พื้นที่อุตสาหกรรม ที่พักอาศัย และอื่น ๆ ตามสัดส่วนของการขยายตัวที่เกิดขึ้นโดยไม่ได้มีการวางแผนควบคุม ซึ่งส่งผลกระทบต่อสิ่งแวดล้อมและระบบชุมชน ดังนั้นจึงจำเป็นที่ต้องมีการวางแผนการใช้ที่ดิน และจัดการกับปัญหาสิ่งแวดล้อมโดยคำนึงถึงลักษณะเฉพาะของอุตสาหกรรมที่เกิดขึ้นและแนวโน้มการขยายตัวในอนาคต รวมทั้ง ศักยภาพของพื้นที่ขึ้น เพื่อใช้มาตรการในการควบคุมการขยายตัวของอุตสาหกรรมและพัฒนาพื้นที่ให้มีความพร้อมเพื่อรองรับการขยายตัวที่จะเกิดขึ้นต่อไป

Other Abstract (Other language abstract of ETD)

The study aims at land usage after industrial development along Sethakit 1 Road in order to understand trend of industrial development, factors that influence on expansion and impact. It is found that industry development along Sethakit 1 Road will be continuous along the main road connecting Bangkok and Kratumban-Omnoi. Factors that motivate such expansion are 1. Liquidity of transportation 2. Location which is close to Bangkok, central market of country 3. Availability of public utility 4. Density of industry These enable industry to expand highly especially along Sethakit 1 Road and will scatter on inner space of its both sides. As space along the road has its limitation such as limited land and increasing price and as public utility in inner space grow more, inner space and agriculture area will change to industry area, accommodation, etc. in proportion to unplanned expansion. Eventually it has impact on environment and community. Thus, it is necessary to plan the land usage and handle the environmental change by considering the characteristics of each industry, trend of its expansion and potential of the land. Measures should be made to control industry expansion and to develop the land to serve such expansion.
