Abstract

ธุรกิจภาคอสังหาริมทรัพย์เป็นธุรกิจหนึ่งที่มีส่วนสำคัญต่อการผลักดันเศรษฐกิจภาพรวมของประเทศ และเป็นธุรกิจที่มีความเสี่ยงในการสร้างความพอดีระหว่างอุปทาน และอุปสงค์ ซึ่งงานวิจัยนี้ มีวัตถุประสงค์เพื่อศึกษาให้ทราบความสัมพันธ์ และสรุปรูปแบบความสัมพันธ์ของปัจจัยพื้นฐานด้านโลจิสติกส์ และปัจจัยด้านเศรษฐกิจต่างๆ ที่ส่งผลต่อปริมาณการสร้างคอนโดมิเนียม ปริมาณคอนโดมิเนียมที่ขายได้ ในเขตกรุงเทพฯ โดยมีการเก็บรวบรวมข้อมูลปัจจัยโลจิสติกส์ และปัจจัยเศรษฐกิจ ในช่วงเวลาทั้งสิ้น 18 ไตรมาส ตั้งแต่ไตรมาสที่1 ปี 2550 จนถึง ไตรมาสที่ 2 ปี 2554 เพื่อมาดำเนินการวิเคราะหาความสัมพันธ์ และรูปแบบความสัมพันธ์โดยใช้แบบจำลองผสมเชิงเส้น(Linear Mixed Models) ในการวิเคราะห์ผล ซึ่งผลจากการวิจัยพบว่า ตัวแปรอิสระซึ่งก็คือปัจจัยต่างๆ ทั้ง 14 ปัจจัยที่สนใจนั้น มีจำนวนทั้งสิ้น 5 ปัจจัยที่มีผลต่อปริมาณการสร้างคอนโดมิเนียม และปริมาณคอนโดมิเนียมที่ที่ขายได้ ในเขตกรุงเทพมหานครซึ่งประกอบด้วย อัตราดอกเบี้ยเพื่อการเคหะ อัตราเงินเฟ้อ ราคาน้ำมันเชื้อเพลิงแก๊สโซฮอล์ 91 GDP และระยะทางรถไฟฟ้า BTS ตามลำดับ ดังนั้นหากหน่วยงานภาครัฐ หรือภาคเอกชนที่เกี่ยวข้องนำผลที่ได้จากการวิจัยนี้ไปประยุกต์ เพื่อใช้ในการคาดการณ์ หรือวางแผนก็จะสามารถทำให้เกิดประโยชน์กับหน่วยงาน และประเทศชาติโดยรวมได้

Other Abstract (Other language abstract of ETD)

Real estate business is one that affects the economy of the country. And this business is difficult to control the balance of supply and demand. Which this reason motivate the research objective to finding what is the factors that affecting to the condominium demand and condominium supply. Research by collecting information of the logistics factors and economic factors within Bangkok area since the first quarter of 2007 until the second quarter of 2011. Then finding the correlation by using the Linear Mixed Models to analyze the result. The results of the study showed that only five of the 14 factors influence the condominium demand and the condominium supply. The factors include the following five factors MRR, Inflation rate, Gasohol 91 price, GDP and BTS distance. If the relevant authorities apply this research result used to planning and decide. It will benefit to the nation.
